USDA Loan Approval: Zero Down Outside the City

USDA loans offer no-down-payment financing in eligible rural and suburban areas - with income limits and credit standards of their own.

01

Who USDA is for

USDA loans are backed by the Department of Agriculture to encourage homeownership in eligible areas - which include many suburbs, not just farmland. The property must be in an eligible zone, and your household income must fall under the local limit.

For qualifying buyers, the terms are excellent: no down payment and mortgage insurance costs below FHA's.

02

The credit requirements

Most lenders look for a score of 640 or higher, which unlocks streamlined processing. Below that, approval is still possible but requires manual underwriting - a deeper, slower review of your whole file.

As with every loan type, recent payment history matters most. Late payments in the last 12 months are the hardest to overcome.

03

Income limits cut both ways

USDA caps household income at roughly 115% of the area median. Earn too much and you're ineligible - but the program also verifies you earn enough to carry the payment comfortably.

All household income counts toward the limit, even from members who won't be on the loan, so check the numbers for your area early.

04

Preparing for a USDA application

The preparation is familiar: verify your reports are accurate, pay down revolving balances, and avoid new credit before and during the process.

Because eligible properties are location-specific, confirm the home you're considering qualifies before you fall in love with it - the USDA eligibility map is the first stop.
