Mortgage underwriting is a different level of scrutiny
A mortgage lender doesn't just check your score — they read your entire file. Every open account, every balance, every late payment, every inquiry from the last two years is on the table.
They also pull from all three bureaus and typically use the middle score. That means one weak bureau report can set your rate, even if the other two are clean.
The score tiers that change your rate
Mortgage pricing moves in tiers. Crossing from 679 to 680, or 739 to 740, can meaningfully change your interest rate — and over a 30-year loan, a fraction of a percent is worth thousands of dollars.
If you're near a tier boundary, even a small score improvement before you apply can pay for itself many times over.
The six-month preparation window
Start at least six months before you plan to apply. Pull all three reports, dispute any inaccuracies, and pay revolving balances down — ideally under 10% utilization on every card.
Avoid new credit entirely during the window. No new cards, no auto loans, no financing at the furniture store. New accounts lower your average account age and add inquiries at the worst possible time.
What to avoid once you're in the process
Between pre-approval and closing, your file stays under review. Don't move large sums between accounts without a paper trail, don't change jobs if you can avoid it, and don't open or close any accounts.
Lenders often re-pull credit right before closing. A new balance or inquiry at that stage can delay — or kill — the loan.
When to get help
If your reports carry collections, charge-offs, or late payments, the timeline matters more than the tactics. Some items can be challenged, some can be negotiated, and some simply need to age — knowing which is which saves months.
A confidential review before you start the process tells you exactly where you stand and what to fix first, so the lender's pull holds no surprises.
