Pre-Approval to Closing: Protect Your Mortgage File

What to avoid after pre-approval so new debt, balances, or unexplained changes do not disrupt underwriting.

01

Approval is not the finish line

A pre-approval reflects the information available at that moment. Lenders may verify employment, assets, debts, and credit again before closing.

A new obligation or material change can require the loan to be recalculated and reviewed again.

02

Avoid preventable changes

Do not open cards, finance furniture, co-sign, close accounts, or make large credit purchases without first speaking with your loan officer.

Continue paying every account on time and keep reported card balances steady or lower.

03

Document financial movement

Keep records for large deposits, transfers, gifts, or account movements. Underwriters need to understand the source and ownership of funds used in the transaction.

Ask before acting. A short conversation with the loan team can prevent an avoidable delay.
